why is my elderly cat so unpredictably mean?

My mother's cat, age 13-14 years old, is very
unpredicable. Often, she swipes, hisses, growls
and lunges at those who pass her and uses bad
behavior with even her owner, even when
unprovoked.   The cat was spayed as a kitten. Her
diet is normal. She has been an indoor cat for her
entire life. Her last vaccination was approximately
10-12 years ago. She uses a litter box, but does pee
outside the box in various places in the home. She
accepts cat treats from her owner. A scratching post
is available to her, but she prefers to use the carpet,
which is now shredded. HELP!!!!! WHAT IS
CAUSING THIS BEHAVIOR AND WHAT CAN BE
DONE TO CORRECT IT, IF ANYTHING?
